RYDA
Third and Traction is situated within L.A.’s iconic Arts District. The project consists of a mixed-use development that incorporates the adaptive reuse of a historic industrial structure. Our team facilitated the acquisition of a Master Conditional Use Permit, which resulted in the development of 4 live/work apartments and 40,000 sq. ft. of retail and restaurant space. The development aims to become an urban hub for the community it is housed within- with innovatively designed retail, restaurant, live/work, and public gathering spaces.
RYDA utilizes a space originally built in 1910 by prominent design firm Richards-Neustadt Construction Company. This site has gone through many transitions, from baking supply warehouse to envelope manufacturing plant to artist-in-residence space throughout the twentieth century. Aiming to preserve the building’s industrial character while augmenting its functionality, RYDA carefully restored its existing brickwork, integrating understated Beaux-Arts detailing on the façade.
