HOUSING DIVERSITY CORPORATION

1317 Grand is an urban infill residential project that utilizes TOC Incentives. This Micro Unit development contains 151 residential (17 deed restricted affordable) units averaging 325 sq. ft. with no onsite parking.


1317 S Grand allows under-served renters affordability, privacy, and a walkable, transit-oriented urban lifestyle. It is situated in the vibrant and in-demand South Park neighborhood of DTLA. The project was developed by Seattle-based developer Housing Diversity Corporation (HDC) and has secured all necessary entitlements for a micro-unit apartment building in Downtown Los Angeles.


The development is intended to provide housing to under-served renters, by offering rents considered affordable to moderate income households earning between 80 and 120 percent area median income. The project incorporated pursuing TOC incentives to create a development that would be otherwise impossible with only the underlying zoning. The apartment complex, which is located in a Federal Opportunity Zone, is being developed through OZ Navigator – a joint venture between HDC and Nitze-Stagen. STS Construction and Development Services is serving as the project’s general contractor. Site preparation is currently expected to commence in November, and completion is anticipated in May 2022.
